Roof Replacement in Central Florida — Quick Answers

How much does roof replacement cost in Central Florida?

Roof replacement cost depends on square footage, pitch, layers to remove, deck condition, material line, access, and permit fees. Published averages skip your valleys and plywood. One World Roofing LLC provides a free on-site estimate and a written proposal — that written proposal is the only price that matters. Call (321) 214-7663. Planning ranges live on our pricing page.

Does Florida homeowner's insurance cover roof replacement?

Florida Building Code — Existing Building, Section 706.1.1, limits how much of a roof area or roof section may be repaired, replaced, or recovered in any rolling 12-month period. Florida Statute 553.844(5), added by Senate Bill 4-D (effective May 26, 2022), is the exception: if the existing roofing system or roof section was built, repaired, or replaced in compliance with the 2007 Florida Building Code or a later edition, and 25% or more is being repaired, replaced, or recovered, only the repaired portion must be constructed to current code. Full replacement is not automatic. A permit issued on or after March 1, 2009 may help identify the governing code edition; the date alone does not prove compliance. This is a building-code requirement. It does not, by itself, require an insurer to pay for a full roof. What is paid depends on the policy. Hurricane, wind, and hail damage coverage depends on the policy. Contact One World Roofing before starting any repairs.

How long does roof replacement take in Central Florida?

Most residential asphalt shingle roof replacements in Central Florida complete in 1–2 days. Tile roofs take 3–5 days. Metal roofing 3–5 days. One World Roofing provides a firm written project timeline before any work begins.

Do I need a permit for roof replacement in Florida?

Yes. Florida Building Code requires a permit for all roof replacements. One World Roofing pulls all required permits on every job. Never hire a contractor who suggests skipping permits — it voids your homeowner's insurance and creates liability during future home sales.

Signs It's Time for a Roof Replacement in Central Florida

Knowing when to replace vs. repair your roof can save thousands. Our licensed inspectors give honest, no-obligation assessments across all 10 Central Florida counties — free of charge.

🗓️

Age of Your Roof

Asphalt shingles typically last 20–25 years in Florida's climate. If your roof is approaching or past this age, replacement is more cost-effective than continued repair cycles.

🌊

Widespread Shingle Damage

Missing, curling, cracking, or buckling shingles across large sections — not just isolated spots — indicate systemic failure across the roofing system.

📐

Sagging Roof Deck

A sagging roofline signals structural damage — rotted sheathing or failed truss support. This requires full replacement and cannot be safely patched.

💧

Persistent or Multiple Leaks

Multiple leaks in different locations after repeated repairs means the underlayment and waterproofing barrier have failed completely. Patch repairs will not solve this.

🌀

Major Storm or Hurricane Damage

Post-hurricane wind uplift and hail can compromise the entire roofing system even when damage looks minor from the ground. Florida's building-code 25% threshold may require more of the roof to be brought to current code. That is separate from what an insurer pays.

☀️

Visible Daylight Through Attic

Sunlight visible through roof boards in the attic is an emergency — immediate replacement is required to prevent structural damage.

🌿

Excessive Granule Loss

Gutters filled with shingle granules after rain indicate severe wear and UV protection failure across the entire surface.

🍄

Mold, Mildew, or Dark Streaks

Chronic moisture penetration compromising insulation and structural components requires full replacement — not surface cleaning or patching.

Not sure if you need replacement or repair? Our licensed inspectors give honest, no-obligation assessments with photo documentation. Call (321) 214-7663.

Our 7-Step Roof Replacement Process — What to Expect

Every step done right means a roof that performs through decades of Florida heat, storms, and UV exposure. Here is exactly how we handle every replacement project.

01

Free Roof Inspection & Assessment

Our certified inspector examines every component — shingles or tiles, flashing, gutters, underlayment, attic ventilation, and decking — documenting all findings with photos. Written assessment at no cost or obligation.

02

Detailed Estimate & Material Selection

You receive a transparent, itemized estimate covering tear-off, decking repair, underlayment, materials, labor, and permits. We walk through shingle vs. tile vs. metal options with full pricing and warranty comparison.

03

Financing & Insurance Assistance

Apply for roof financing ($5,000–$100,000, 12–144 months). For storm-damaged roofs, we assist with insurance documentation — photos, measurements, and damage reports — to support your claim.

04

Permits Pulled & Materials Ordered

We pull all required building permits per Florida Building Code before a single nail is driven. Materials are ordered for delivery the day before your project begins.

05

Tear-Off & Deck Inspection

Our crew protects your landscaping with tarps, then performs systematic tear-off down to the decking. Damaged deck boards are identified and replaced before new roofing goes on — never skipped.

06

Professional Roof Installation

Installation begins with synthetic underlayment and peel-and-stick ice/water shield at all critical points, then your chosen material installed per manufacturer specifications and Florida Building Code. All flashing replaced.

07

Final Inspection, Cleanup & Warranty

Complete post-installation inspection. Magnetic nail sweep of yard and driveway (3-pass). Full debris haul-away. Final walkthrough with you. All warranty documentation provided in writing before we leave.

Florida Building Code 25% Rule

A licensed contractor can measure damaged area against total roof area and document the calculation. Code requirements and insurance payment are separate questions.

Roof Replacement FAQs — Central Florida Homeowners

Most standard asphalt replacements finish in one to three working days after materials arrive, weather allowing. Tile, steep roofs, multi-layer tear-offs, or major deck replacement add time. Your written schedule is the source of truth.
Yes. We confirm city vs county jurisdiction and pull the roofing permit under our Florida license. HOA architectural review is a separate owner step when required; we supply product sheets for your packet.
Eligibility depends on the system installed and registration. The public path we discuss is System Plus and Silver Pledge when eligible. We do not market Golden Pledge or Master Elite. See warranty and GAF roofing.
Financing options may be available with approved credit. Approval and terms are set by the lender. Ask during your free estimate; see financing.
If damage is localized, the deck is sound, and remaining shingle life is meaningful, roof repair can be the right call. If leaks are widespread, the roof is at end of life, or decking is soft across slopes, replacement is usually smarter. We say which after inspection.
Yes. Emergency tarping protects interiors. Call (321) 214-7663. Tarping is temporary; permanent replacement follows when you are ready.
