All commercial TPO installations in Florida require a permit. We pull it under our license — the property owner or manager never contacts the building department. We handle code compliance from start to finish.
Existing Roof Tear-Off or Over-Roofing
Depending on deck condition and local code, we either perform a full tear-off of the existing membrane or install TPO directly over the existing system (over-roofing). Deck inspection is included — any compromised sections are documented and quoted separately before work begins.
Insulation & Tapered Board Installation
Proper slope is critical for Florida flat roofs. We install polyisocyanurate (polyiso) insulation board — the highest R-value per inch of any commercial roofing insulation — with tapered sections to direct water toward drains. This step directly affects long-term membrane performance.
TPO Membrane Installation & Hot-Air Welding
60-mil TPO membrane is rolled and positioned, then all seams are hot-air welded to manufacturer specifications. Seam width and temperature are controlled precisely — weld quality is tested with a seam probe on every seam before the inspector arrives.
Penetration Detailing & Flashing
Every pipe boot, HVAC curb, parapet wall, drain, and edge termination is detailed to manufacturer specification. Penetrations are the most common failure point on flat roofs — we document every detail with photos.
Final Inspection & Warranty Registration
We schedule and attend the county final inspection. Once passed, manufacturer warranty documentation is registered in the property owner's name and delivered with the close-out package including permit, inspection sign-off, and project photos.
