EPDM Rubber Roofing — Proven Performance for Florida Flat Roofs

EPDM (Ethylene Propylene Diene Monomer) is a synthetic rubber roofing membrane that has been installed on flat roofs since the 1960s. It’s one of the most extensively tested commercial roofing materials in the world, with a proven track record on warehouses, distribution centers, industrial facilities, and large commercial buildings across all climate zones including Florida.

EPDM’s rubber composition gives it excellent flexibility — it remains pliable in extreme temperatures and handles thermal expansion and contraction well. It’s also highly resistant to ozone and UV degradation. For Central Florida warehouses and industrial flat roofs where energy efficiency is a secondary concern, EPDM offers excellent value.

However, compared to TPO roofing, standard black EPDM absorbs significantly more heat. For occupied commercial buildings in Florida where cooling costs are significant, white-surfaced EPDM or TPO is the better choice.

Advantages & Limitations in Florida’s Climate

✓ Advantages in Florida

  • Proven 50+ year track record in commercial flat roofing
  • Excellent flexibility — handles thermal expansion well in FL heat
  • Good chemical and ozone resistance
  • Lower cost than TPO for large warehouse applications
  • Simple repairs — patches adhere well with EPDM bonding adhesive
  • 90-mil systems are extremely durable for high-use roofs
  • White-faced option available for energy efficiency

▸ Limitations to Consider

  • Black EPDM absorbs heat — can increase cooling costs in FL
  • Adhesive lap seams can peel in extreme Florida heat (vs TPO heat welds)
  • Seam maintenance more important in FL than cooler climates
  • Lower energy efficiency than TPO for occupied commercial buildings
  • Less manufacturer warranty depth than comparable TPO systems
  • Petroleum-based products (oils, grease) can degrade EPDM

Frequently Asked Questions

What is EPDM roofing and is it good for Florida?+
EPDM is a proven synthetic rubber flat roofing membrane used since the 1960s. It performs well in Florida for warehouses and industrial buildings where energy efficiency is a secondary concern. For occupied commercial buildings where cooling costs are significant, white-faced EPDM or TPO is a better fit for Florida’s heat.
How much does EPDM roofing cost in Orlando?+
EPDM installation runs $4.50–$10.50/sq ft depending on mil thickness and attachment method. 60-mil mechanically fastened is the most budget-friendly at $5.00–$7.50/sq ft. 90-mil fully adhered for maximum durability runs $7.00–$10.50/sq ft.
What is the difference between EPDM and TPO?+
The core difference: EPDM is rubber with adhesive-bonded seams; TPO is thermoplastic with heat-welded seams. In Florida’s heat, heat-welded TPO seams outperform adhesive EPDM seams long-term. TPO is white (energy efficient); EPDM is typically black (absorbs heat). For most FL commercial projects we recommend TPO, but EPDM is a solid choice for large warehouses.
How long does EPDM roofing last in Florida?+
60-mil EPDM lasts 20–25 years in Florida. 90-mil can reach 25–30 years. Regular seam inspection is especially important in Florida’s heat, which can stress adhesive lap bonds over time.
