All Permits Pulled Under Our License

Lake Mary roofing is a two-track job. Gated Heathrow homes move through Community Development District (CDD) architectural review before a shingle or tile roof replacement. Office parks on the I-4 / SR 46A corridor need commercial TPO (and related low-slope systems) that can be installed while tenants stay in the building. Permits for this work go through the Seminole County Building Division — not the City of Sanford Building Division. The county office sits in Sanford; that location does not make the permit a City of Sanford permit.

One World Roofing LLC is a Florida-licensed roofing contractor (CCC1330134). The company has been licensed since 2013. The work is led with 38 years of experience (since 1988). Call (321) 214-7663 or request a free estimate.

Heathrow CDD architectural review comes first

Heathrow is Lake Mary's gated residential address. Exterior changes, including roofing, are reviewed against CDD and master-association standards before a crew is scheduled. Review typically looks at the product line, color, profile, and how the new system sits on the existing roof geometry. Approved lists and palettes are set in the governing documents for that neighborhood — they are not a contractor's catalog.

We work through the Heathrow CDD review process with the homeowner. We do not prepare the CDD or HOA packet. Typical review items include manufacturer spec sheets and Florida product-approval numbers; color samples that match the community palette; contractor license CCC1330134 and current insurance certificates; a written scope covering tear-off or recover, underlayment, flashing, and ventilation; and a simple project calendar the review board can read.

Do not schedule tear-off until the CDD (and any required HOA) stamp is in hand. Starting early is how Heathrow jobs get stopped at the gate.

Timacuan, Crystal Lake, and Chase Groves have their own association rules. They are not Heathrow, and they are not interchangeable. We confirm which board, if any, must sign off before we apply for the Seminole County permit.

This page is not about Sanford's historic district or a historic-preservation board. Nearby Sanford roofing is a different process. Lake Mary's residential track is CDD / HOA architectural review plus a county building permit.

I-4 / SR 46A commercial TPO

Lake Mary's corporate strip along Interstate 4 and State Road 46A is low-slope roofing: office parks, insurance and tech campuses, and retail pads. The common system is white TPO. Heat-welded seams and a reflective membrane are the point in Central Florida heat. EPDM or modified bitumen can be the right call on a specific building; we specify from the deck up, not from a menu.

Commercial roofing on this corridor is staged so the building stays open. Night or weekend dry-in, occupied-building fall protection, and a single point of contact for the property manager are part of the scope, not extras. Permits still go through the Seminole County Building Division under license CCC1330134.

We do not invent job photos for this corridor. If a photo is not a real One World Roofing project, it does not go on this page.

Permits: Seminole County Building Division, not City of Sanford

Roofing permits for the Lake Mary-area properties this page covers are pulled through the Seminole County Building Division. That is not the City of Sanford, even though the county building office is physically in Sanford.

Seminole County requires the contractor license to be current in the county contractor database before an online application will go through. We keep CCC1330134 current in that database and manage application, inspections, and closeout. County tile finals (as of October 14, 2024) use a virtual inspection or a third-party / design-professional affidavit — we follow whichever method the inspector assigns.

Do not file a Lake Mary job as a City of Sanford historic or city-limit permit. Wrong AHJ is a failed inspection and a delay, not a paperwork detail.

Frequently Asked Questions

Does a Heathrow roof replacement need CDD architectural review before work starts?+
Yes. Heathrow exterior changes, including roofing, go through Community Development District architectural review (and any required master-association approval) before installation. We work through that review with the homeowner. We do not prepare the CDD packet. Typical submittal items are spec sheets, color samples, license CCC1330134, insurance certificates, and a written scope. Review happens before the Seminole County permit is used to start tear-off. Call (321) 214-7663.
Who issues Lake Mary-area roofing permits — Seminole County or the City of Sanford?+
The Seminole County Building Division. Not the City of Sanford Building Division. The county office is in Sanford; that does not convert the permit to a City of Sanford permit. One World Roofing pulls the permit under license CCC1330134 and keeps the license current in the county contractor database.
Do you install commercial TPO on the I-4 / SR 46A corridor in Lake Mary?+
Yes. Low-slope office and commercial buildings along I-4 and SR 46A are a TPO market. We also specify EPDM or modified bitumen when the building calls for it. Permits still run through the Seminole County Building Division, not the City of Sanford.
Which GAF warranty programs can apply on a Certified Plus install in Lake Mary?+
One World Roofing is GAF Certified Plus. System Plus and Silver Pledge are the GAF enhanced programs that can apply when the project qualifies. They are not automatic on every job.
