If you manage or own a commercial building in Central Florida with a flat or low-slope roof, you have almost certainly been quoted on both TPO and EPDM systems. They are the two most common single-ply flat roofing membranes in the United States — but they perform very differently in Florida’s climate, and the right choice depends on your building, budget, and priorities.
This is a direct, honest comparison from a contractor certified in both systems. No upsell — just the facts.
What Is TPO?
TPO (Thermoplastic Polyolefin) is a white or light-grey single-ply membrane heat-welded at the seams. It has been the fastest-growing commercial flat roofing system in the US for the past 15 years. In Florida, it is the dominant choice for new commercial construction. Full details at our TPO roofing page.
What Is EPDM?
EPDM (Ethylene Propylene Diene Monomer) is a black rubber membrane — the original single-ply flat roofing system, with a track record spanning 50+ years. Seams are bonded with adhesive or tape rather than heat welding. It is still widely used across the country, particularly in colder climates, and remains a legitimate option in Florida for specific applications.
Head-to-Head Comparison
Energy Efficiency — TPO Wins in Florida
This is the clearest difference in a Florida context. TPO’s white reflective surface keeps rooftop temperatures dramatically lower — up to 60–80°F cooler than EPDM’s black surface on a Florida summer day. That translates directly into lower HVAC loads and measurable energy savings for any air-conditioned building.
EPDM absorbs heat. In Minnesota, where heating dominates energy bills, that can be an advantage. In Central Florida, it is a pure liability. Buildings with black EPDM roofs in Florida routinely see HVAC consumption drop noticeably after converting to TPO.
Verdict: TPO by a significant margin for Florida buildings.
Seam Strength — TPO Wins
TPO seams are heat-welded — the membrane is fused together with hot air at the seam, creating a bond stronger than the membrane itself when done correctly. EPDM seams are adhesive-bonded or tape-bonded, which is inherently weaker and more vulnerable to Florida’s temperature extremes. Adhesive seams on EPDM can soften, peel, or separate over time in Florida’s heat — the most common EPDM failure mode in warm climates.
Verdict: TPO for seam reliability in Florida’s heat.
Installation Cost — EPDM Slightly Lower
EPDM is generally $0.50–$1.50/sq ft cheaper to install than comparable TPO. This is primarily because EPDM installation requires less specialized equipment — no hot-air welding machine — and the material cost is slightly lower at standard thicknesses.
- EPDM 60-mil installed: $5.50–$8.50/sq ft in Central Florida
- TPO 60-mil installed: $7.50–$10.50/sq ft in Central Florida
However, the energy savings from TPO typically offset the cost difference within 3–5 years for most Central Florida commercial buildings.
Verdict: EPDM on upfront cost — TPO on total cost of ownership.
Lifespan — Comparable, With Caveats
Both systems have similar rated lifespans when properly installed and maintained:
- TPO 60-mil by a certified installer: 25–30 years
- EPDM 60-mil properly installed: 20–30 years
In practice, Florida’s UV intensity affects both systems. TPO’s UV resistance has improved significantly in newer formulations. EPDM is inherently UV-stable as a rubber compound but more vulnerable to seam failure over time. With twice-yearly roof maintenance, both systems reach the upper end of their rated lifespans.
Verdict: Comparable, with TPO having better seam durability over time in Florida.
Warranty — TPO Wins at Higher Tiers
Both systems offer manufacturer warranties, but TPO’s top-tier coverage is stronger. As a contractor certified by Johns Manville and GAF for commercial TPO, One World Roofing can issue NDL (No Dollar Limit) warranties up to 30 years on qualifying TPO installations. EPDM NDL warranties typically cap at 20–25 years and are less widely available.
Verdict: TPO for maximum warranty coverage.
Repairability — EPDM Has an Edge
EPDM is easier to repair in the field. A small puncture or seam separation can be patched with EPDM tape or adhesive by a contractor with basic flat roofing experience. TPO repair requires a heat-welding machine and technique — the same equipment used for installation. Incorrect TPO repair attempts (using adhesive instead of welding) are a common cause of premature failure.
Verdict: EPDM for ease of repair — though this matters less with a reliable certified contractor on call.
Storm and Wind Performance — TPO Wins
TPO’s fully-adhered attachment option and heat-welded seams perform better under hurricane wind uplift conditions. Florida Building Code wind uplift testing requirements are rigorous, and modern TPO systems installed with full adhesion meet or exceed those requirements for most Central Florida wind zones. EPDM’s adhesive seams are more vulnerable to peeling under sustained high-wind events.
Verdict: TPO for hurricane and storm performance.
Summary — Which Should You Choose?
| Factor | TPO | EPDM |
|---|---|---|
| Energy efficiency in Florida heat | ★★★★★ | ★★ |
| Seam strength | ★★★★★ | ★★★ |
| Upfront cost | ★★★★ | ★★★★★ |
| Lifespan | ★★★★★ | ★★★★ |
| Warranty options | ★★★★★ | ★★★ |
| Ease of repair | ★★★ | ★★★★★ |
| Storm/wind performance | ★★★★★ | ★★★ |
For most Central Florida commercial buildings, TPO 60-mil is the right choice — better energy performance, stronger seams, superior storm resistance, and longer warranty options. The higher upfront cost is typically offset within a few years of energy savings.
EPDM remains a valid option for budget-constrained projects, buildings where energy efficiency is less of a concern, or over-roofing applications where the existing substrate is better suited to EPDM adhesion.
