What affects roof replacement cost?
Roof size and pitch. Most Central Florida homes range from 1,400 to 2,800 sq ft of living area, but the actual roof surface is always larger because of overhangs and pitch. A steeply pitched roof costs more — labour takes longer and staging is required.
Material selection. Architectural shingles are the most cost-effective option for Florida. Clay and concrete tile cost two to three times more but last twice as long. Metal has the highest upfront cost and the lowest 50-year lifecycle cost.
Tear-off versus overlay. Whether a full tear-off is required depends on the condition of the existing roof and on the Florida Building Code position for your specific roof. Since Senate Bill 4-D in 2022, roofs built or replaced to the 2007 Florida Building Code or later — effective 1 March 2009 — are exempt from the old mandatory full-replacement trigger, and only the section being worked on must meet current code. Decking condition. If OSB or plywood sheathing is rotted or damaged, replacement runs $80–$120 per board. This is found during tear-off and quoted separately before any additional work begins.

Will insurance pay for a roof replacement in Florida?
Homeowner’s insurance generally covers roof replacement when damage is caused by a sudden event such as a hurricane, wind, hail, or a fallen tree. Normal wear and ageing is not covered.
